Everything you need to know about purchasing property in Australia as a foreign investor.
What is FIRB?
The Foreign Investment Review Board (FIRB) is an Australian Government body that reviews foreign investment proposals. If you're a foreign person (including temporary visa holders), you generally need FIRB approval before purchasing residential real estate in Australia.
Who Needs FIRB Approval?
You typically need FIRB approval if you are:
• A foreign national who is not a permanent resident
• A temporary visa holder (including student visas)
• A foreign-owned company
• Purchasing on behalf of a foreign beneficiary
Australian citizens and permanent residents are generally exempt from FIRB requirements.
Property Type Restrictions
Foreign investors face restrictions on the types of property they can purchase:
• New dwellings: Generally approved (increases housing supply)
• Vacant land: Approved with conditions (must build within 4 years)
• Established dwellings: Generally prohibited (with some exceptions)
• Off-the-plan: Developers may sell up to 100% to foreign buyers
Temporary residents may purchase one established dwelling for use as their residence.
FIRB Application Fees
FIRB fees are based on the property value:
• Up to $1 million: $14,700
• $1 million to $2 million: $29,400
• $2 million to $3 million: $58,800
• $3 million to $4 million: $73,500
• $4 million to $5 million: $88,200
• Over $5 million: Fee increases progressively

Application Timeline
The FIRB application process typically takes:
• Standard applications: 30 days
• Complex applications: Up to 90 days
